Old Windows Cost You Comfort and Money

Windows are one of the first places a house loses its comfort. In Hampton Roads, summer sun heats the glass, humidity condenses on old single-pane units and wind from the Bay and the river finds every gap in worn frames. Rotted sills and swollen sashes are also a sign that water has been getting past the exterior seal.

A replacement project takes out the old units and sets new ones in the same openings. On the brick homes we work on, that means leaving the masonry alone and focusing on what matters: a square, level frame; proper shimming; insulation around the frame; and exterior caulk and trim that keep water out for years.

The photos on this page show the kind of project: a bright sunroom with a vaulted window wall, and crews setting white replacement windows into brick openings. Large windows make a room, but only if they are installed accurately.

Signs It Is Time to Replace Your Windows

Fog or moisture between the panes

The seal has failed. The glass will not clear up, and the insulating value is gone.

Drafts, rattles and noise

A cold or hot edge near the window and noticeable street noise usually mean gaps around the sash or frame.

Windows that stick or will not stay up

Worn balances and swollen frames make daily use frustrating and are a safety problem in an emergency.

Rot or stains on the sill and trim

Water has been getting in. The frame may need replacement as well as the glass.

Fading floors and furniture

Sun coming through clear glass bleaches wood and fabric. Low-E glass helps.

How Window Replacement Works

  1. Measure and chooseWe measure each opening, talk through styles, grid patterns and glass options and confirm what to order.
  2. Remove the old windowThe existing sash and frame come out carefully, with protection for floors and furniture.
  3. Prepare and flash the openingWe check for rot, repair what we find and add flashing and sealant before the new unit goes in.
  4. Set, shim and insulateThe new window is set plumb and level, shimmed, fastened and insulated around the frame.
  5. Trim and sealInterior casing and exterior trim are installed or repaired, caulked and touched up.

What Affects the Cost of Window Replacement

Windows are priced per opening, and these are the factors that move the total most.

  • Window size and style. Large picture windows, bays and specialty shapes cost more than standard double-hung units.
  • Frame material and glass package. Vinyl, fiberglass and wood frames, and Low-E and laminated glass, are priced differently.
  • Number of windows. Ordering and installing several at once usually lowers the cost per window.
  • Condition of the opening. Rotted sills and framing must be repaired before a new window goes in.
  • Second-story access. Upper-level windows need ladders or scaffolding and take longer.

Windows FAQ

How do I know my windows need replacing and not just repair?

Fogging between the panes, frames that are soft or rotted, windows that will not stay open or closed and drafts you can feel on a windy day all point to replacement. A single cracked pane or a worn lock can often be repaired, and we will tell you when that is the better option.

What window features matter most near the coast?

Look for solid frames that resist moisture, tight sealing, low-E glass for summer heat and strong hardware. Salt air and humidity wear on cheap frames and hardware faster, so spending a bit more on frame quality is usually worthwhile.

Can you replace windows in a brick house without damaging the brick?

Yes. Replacement windows are sized to fit the existing opening, so the brick stays in place. The old unit and trim are removed, the opening is checked and flashed and the new window is set, shimmed, insulated and caulked. The brick mold and interior casing are then trimmed to match.

How long does it take to replace windows?

A typical window takes a few hours to remove, install and trim. Whole-house projects take longer, and custom-size windows must be ordered first. We confirm lead times when you choose the windows.

Will new windows lower my energy bills?

They can reduce drafts and block some summer heat gain, which helps. How much you save depends on your old windows and your insulation, so we do not promise specific savings.
